The idea
Konjunktiv II presents hypotheses, wishes, advice and polite requests. The analytic würde plus infinitive form is productive, while sein, haben and the modals commonly keep frequent dedicated forms.
The productive construction is «würde + infinitive at the end»: «Ich würde gern mitkommen», «Was würdest du machen?». It provides a regular mood form for many verbs.
With sein and haben, wäre and hätte are the normal choices; modals frequently appear as könnte, müsste, dürfte, sollte and wollte. Learn them person by person rather than forcing one blanket rule.
These forms build a full unreal condition with wenn: «Wenn ich Zeit hätte, würde ich mitkommen». The condition takes its dedicated form and the result commonly takes würde.
Another central use is politeness. «Könnten Sie mir helfen?» does not describe an unreal condition; it softens a request. «Ich hätte gern einen Kaffee» expresses a polite wish, and context determines the exact function.
Do not confuse tense and mood: würde plus infinitive is not future by itself but an analytic Konjunktiv II form. In an unreal condition, wenn introduces the hypothesis and the finite verb closes its subordinate clause; the main clause keeps the verb in second position. Wishes, advice, hypotheses and politeness share forms, not one single intention.

wären — The first sentence supplies the factual contrast: we are still in the traffic jam. For the unreal consequence, sein with wir gives wären.
When it doesn't hold
What breaks the rule, said out loud. Hiding it is what makes you feel cheated in the exam.
- Some strong verbs keep their own form and are still used: wüsste, käme, ginge, bräuchte.Wenn ich das wüsste, würde ich es dir sagen.
- In written register wenn can be dropped, and then the clause starts with the verb.Hätte ich Zeit, käme ich mit.
- wollte doubles as past tense and as a polite form, and context decides which.Ich wollte nur fragen.

English keeps subject before verb in the main clause after an «if» clause —«If I had time, I would come»— but in German the whole wenn clause fills the first slot, so the verb has to come next.
